TRANSFORMING A WEATHERED PATIO: REGROUTING, DEEP CLEANING AND RESTORATION

At Quality Tile Care, we recently completed a full patio restoration project in Irlam, Greater Manchester, that showcases how professional care and the right products can bring tired, weather-worn surfaces back to life.

Project Overview

Our client reached out to us with concerns about their outdoor patio, which had loose tiles, deteriorating grout, and general staining from the elements. The goal was to restore the entire surface to a clean, cohesive, and long-lasting finish — both aesthetically and structurally.

Scope of Work Completed

Here's a detailed breakdown of the services we provided:

Removing existing grout

Much of the original grout had either come away or started cracking, while the remaining sections were heavily discoloured. This contributed to poor drainage and a generally worn appearance. We carefully removed all existing grout from the patio floor area, ensuring the joints were clear and ready for a fresh application.

Securing loose tiles

Several patio tiles and wall top tiles had become unstable. We lifted and re-secured each loose tile with high-quality tile adhesive, ensuring stability and long-term performance.

Deep cleaning

We performed a thorough deep clean of the patio floor and wall top tiles using professional-grade tile and stone cleaning products. The process included:

• Application of specialised cleaners to break down organic residue and staining.
• Mechanical agitation using a rotary machine.
• Removal of residue and rinse water using a powerful wet vacuum. This step dramatically improved the look of the stone, revealing its natural colour and texture.
  

Regrouting with Azpects EASYJoint Pro Grout (Mushroom)

We regrouted the entire area with Azpects EASYJoint Pro brush-in grout, colour: Mushroom. This type of grout is ideal for external flagstones as it:

• Dries to a hard, durable finish
• Perfect option for where water tolerance is required
• Extra strength and durability with a smoother finish
• Tough two-part epoxy compound formula
• Suitable for light commercial and domestic paved areas
• Frost and ice resistance
  

Sealing with a Breathable Impregnating Sealer by Fila Solutions

To finish the job, we sealed the flagstones with a premium breathable impregnating sealer - Fila Solutions MP90 Eco Xtreme. This sealer:

• Leaves a natural matt finish
• Provides excellent protection against water and oil-based stains
